Please e-mail these three items to Akamai Home Inspection Company:

  • Provide: the TMK and MLS data sheets (or links), preferably at the time of ordering the inspection. Also include the SRPD (Sellers Real Property Disclosure).

Go to the Akamai Web Site, click “Order an Inspection” and provide the following information:

  • Type of Property: Townhouse, Condo or Residential Home, Estate Residence.
  • Property Size: Confirmation of number of bedrooms, bath rooms, family rooms or offices. Does the home have an Ohana, or second residence?
  • Property Information: Pool, spa, wet bar(s), second kitchen, outdoor kitchen, separate guest quarters.
  • Property Tenancy: Owner or Bank Owned (REO). If Bank owned; livable condition, or heavily damaged or neglected?
  • Ownership: Owner or Tenant occupied? Vacation rental?
  • Property Status: Any upgrades, remodel work, possible non-permitted disclosures like second kitchens, Ohana living spaces, garage or under house conversions to living spaces. Things about the property you may be aware of concerning these items.
  • Property Condition: Your assessment of the property; Poor, satisfactory, good, or very good and well maintained condition.  
  • Waste system: Septic or Cesspool, and location confirmation. Possible confirmation by Health Department record or house plans. Or is the home hooked up to the County waste system.
  • Clients Concerns: Any items that the buyers may have about the property.
  • Access information for the property.

We appreciate your assistance with providing this information, it will greatly help in getting the inspection scheduled and initiated as quickly as possible. This will also help us create a more thorough, and professional finished report.

OUR HOME INSPECTION REPORTS ARE EXTREAMLY COMPEHENSIVE: We specifically write narrative reports, so that our clients receive detailed information about all aspects of the home they are about to purchase or sell. We specialize in providing very thorough, professional inspections, with detailed descriptions and photos of the main components, structure, foundation, and systems of the home, along with all the fixtures and appliances. We provide details of all aspects of the home, positive and negative. There will be analysis of items needing attention, descriptions of normal maintenance, and recommendations for repairs and maintenance suggestions. There will also be preventive maintenance recommendations to help take care of the home in the future.

REPORT SIZE: The length of the reports will vary depending on the size and complexity of the home we inspect. The reports might be 20-30 pages for condominiums which do not cover the major components which are typically common elements of the Condo Association that cares for them.              

An inspection of a typical 3 bedroom 2 bath residence or townhome is normally 40-60 pages of information, again depending on its complexity, which might include; an A/C unit, Photovoltaic systems, guest quarters, etc.                                                                  

Larger Estate Homes will be 60-70 pages of information, with these typically including, pool, spa, an A/C system, possibly Photovoltaic electric, Solar hot water, etc.                                    

Very Large Estate Residences will be 70-100 pages of information and include multi zone A/C systems, 400 amp high voltage multi panel electrical systems, pool, spa, pond & waterfall systems, gourmet kitchen and appliances, outdoor kitchen, wet bars, guest quarters, etc.

All reports include hundreds of items inspected, with scores of pictures.

  • Roof, roof structure, chimneys, and components.
  • Attic and insulation.
  • Electrical system safety check, panels, breakers, and circuit lines.
  • Plumbing system, water heater, and sewer lines.
  • Operational testing of electrical and plumbing fixtures and appliances.
  • Driveway, walkways, and retaining walls. Lanai, patios, and decks.
  • Site drainage, gutters, and water control around the home.
  • Exterior and interior components, doors, windows, cabinets, and crawl spaces.

Systems Available for Inspection by the Akamai Experts for an Additional Fee Include:

  • A/C systems - single and multi-zone.
  • Solar hot water systems.

Items Outside The Scope of The Inspection Include:    

Code or Occupancy Designation; Compliance with manufacturers’ Specifications or Manufacturers’ Recalls; Auxiliary systems such as Alarm, Private Water, Private Sewer, Security, Sprinklers, Elevator, Intercom, Central Vacuum (other than an operational test), Space Heaters, Fire sprinklers, Countertop Microwaves. In addition, no inspection for household insects or rodents will be done, however will be noted in the inspection report if evidence is found during the home inspection process.
