All inspections are performed to meet and exceed the Standards of Practice for ASHI (American Society of Home Inspections).

A complete visual review and test of the condition and soundness of all major systems and components of the home. A detailed report with photos providing the first hand information necessary to help make a knowledgeable decision about the property purchase, prior to closing.

Any deficiencies, deferred maintenance, or unsatisfactory items are described and discussed in detail to give you the advanced opportunity to decide your options.

Akamai Home Inspection provides the client with comprehensive information about the condition of real property with accurate, objective data so they can be well informed.

Preventive maintenance suggestions and tips on keeping your property in good condition are provided from years of personal experience.

We encourage our clients to share their thoughts and concerns about the property, and for the clients not on-island, we are happy to receive an email listing your concerns. We will go through each item during the inspection, and answer those concerns within the report. For those clients on-island, we will be happy to perform a brief walk through/ overview at the end of the on site inspection, and discuss major concerns, and point out any defects found, and discuss maintenance or repair solutions. For those clients on-island that have many concerns, or remodel ideas, and wish to have an extended consultation after the inspection, we are happy to schedule the extra time needed at $125 per hour. Please just let us know prior to the inspection day, so we can allow the extra time.

A complete Home Inspection includes the following:

  • Structural condition of foundation, walls, and floors
  • Roof, roof structure, chimneys, and components.
  • Attic and insulation.
  • Electrical system safety check, panels, breakers, and circuit lines.
  • Plumbing system, water heater, and sewer lines.
  • Operational testing of electrical and plumbing fixtures and appliances.
  • Driveway, walkways, and retaining walls. Lanai, patios, and decks.
  • Site drainage, gutters, and water control around the home.
  • Exterior and interior components, doors, windows, cabinets, and crawl spaces.

Systems Available for Inspection by the Akamai Experts for an Additional Fee Include:

  • A/C systems - single and multi-zone.
  • Solar hot water systems.
  • Solar photovoltaic electric systems.
  • Smart Home/ Low Voltage Electrical Systems.
  • Pond and waterfall systems.
  • Pools and spas.
  • Catchment water systems.

Items Outside The Scope of The Inspection Include:    

Code or Occupancy Designation; Compliance with manufacturers’ Specifications or Manufacturers’ Recalls; Auxiliary systems such as Alarm, Private Water, Private Sewer, Security, Sprinklers, Elevator, Intercom, Central Vacuum (other than an operational test), Space Heaters, Fire sprinklers, Countertop Microwaves. In addition no inspection for household insects or rodents will be done, however will be noted in the inspection report if evidence is found during the home inspection process.
